XIRR matches Excel’s convention (365-day year in the exponent). You need at least one negative and one positive flow. Multiple IRR roots are possible with unusual sign patterns - if the result looks wrong, try different starting dates or check signs.

XIRR Calculator verstehen

XIRR is the most rigorous return metric for any investment with irregular contributions or withdrawals - SIPs, real estate with multiple instalments, business investments with staggered capital calls, even your own portfolio with sporadic top-ups and withdrawals over many years. Where CAGR can only handle a single buy and a single sell, XIRR handles any number of cash flows on any number of dates and returns the single annualised rate that makes the discounted sum of all those flows equal to zero.

Mutual fund factsheets, SIP statements and most professional portfolio reports use XIRR as the standard return metric. If you've ever wondered why your SIP's stated 12% return doesn't seem to match the value of your portfolio when you do the math yourself, the answer is that the 12% is XIRR - it's the right number, but the math is not as simple as 'invested amount × (1.12)^years'.

Anleitung

XIRR Calculator in 5 Schritten nutzen

  1. Enter each investment cash flow as a separate row: positive amount for outflow (purchase), negative for inflow (sale or withdrawal).

  2. Enter the date of each cash flow.

  3. Enter the current portfolio value as a positive amount on today's date (treat it as a notional sale).

  4. Click calculate - the XIRR percentage is the annualised return that makes the present value of all cash flows zero.

  5. Compare with relevant benchmarks: a 12-15% XIRR on long-term equity SIPs is solid; below 8% suggests underperformance worth investigating.

Die Formel

So funktioniert XIRR Calculator

XIRR uses Newton-Raphson iteration to solve for the rate r that makes the net present value (NPV) of all cash flows equal to zero. Each cash flow is discounted to today using r and the time difference between its date and today. The rate that produces a zero NPV is the XIRR. Excel's =XIRR(values, dates) function does exactly this and our calculator produces an identical result.

Formula

Σ CFᵢ / (1 + r)^((dᵢ − d₀)/365) = 0

  • CFᵢCash flow i (positive for inflow, negative for outflow)
  • dᵢDate of cash flow i
  • d₀Reference date (typically the first cash flow date)
  • rXIRR (annualised rate)
Die Mathematik

Wie XIRR Calculator zum Ergebnis kommt

Newton-Raphson iteration is the standard method to solve XIRR. Start with an initial guess (typically 10%), compute NPV at that rate, then iteratively refine until NPV crosses zero. Most implementations converge in 5-15 iterations. For some pathological cash flow sequences (alternating large positives and negatives) there can be multiple solutions - the calculator returns the most economically sensible one.

Sign convention matters. Treat money you put in as positive (outflow from your bank), money you receive as negative (inflow to your bank). The current portfolio value, if you're computing the XIRR of an ongoing investment, is treated as a notional sale - a positive number on today's date that 'closes' the cash flow stream.

XIRR is unitless of period - give it daily-precision dates and it returns an annual rate; the math accounts for the actual number of days between cash flows. This is why XIRR works equally well for monthly SIPs, quarterly dividends, and one-off lump sums all mixed in the same calculation.

Beispiele

5-year SIP of ₹10,000/month, current value ₹9 lakh

60 monthly outflows of ₹10,000 (total invested ₹6 lakh) and one notional inflow of ₹9 lakh today. XIRR ≈ 16.5% per annum. The XIRR is higher than the simple-percentage gain (50%) because the most recent SIPs have been invested for only a few months, so the XIRR formula correctly weights the time each rupee was actually deployed.

Mixed portfolio over 10 years

Investments of ₹2L on Day 1, ₹1L two years later, ₹50K three years after that, current value ₹6L. XIRR ≈ 9.2%. CAGR can't compute this because the cash flows are irregular - XIRR is the right tool.

Anwendungsfälle

Wann XIRR Calculator nutzen

  • SIP investors checking their actual return - particularly important for mid-cap and sectoral fund SIPs where the XIRR can deviate significantly from the headline 'fund return' AMCs publish.
  • Real estate buyers tracking the return on a property bought with multiple stage payments. Stamp duty, registration and improvements over time all factor in, making XIRR the only sensible metric.
  • Angel investors and founders calculating their return on a startup investment that involved multiple funding rounds and partial exits.
  • Retirees computing the post-tax XIRR of their portfolio combining contributions, dividends, capital gains and withdrawals - the only honest way to measure their actual investment performance.
Vorsicht

Häufige Fehler und Stolperfallen

  • Forgetting the current value as a final cash flow. Without it, XIRR sees only outflows and produces an undefined or extreme result.
  • Using wrong signs. Outflows must be positive and inflows negative (or vice versa, but consistent across all rows).
  • Mixing pre-tax and post-tax cash flows. XIRR is only meaningful if all flows are on the same tax basis.
  • Using XIRR for very short periods. With less than a year of cash flows, XIRR can produce volatile and misleading results.
  • Ignoring that XIRR doesn't tell you about risk. A 25% XIRR from a sectoral fund is not the same as a 14% XIRR from a balanced fund - the second may be the better risk-adjusted return.
Profi-Tipps

Mehr aus diesem Tool herausholen

  • Use XIRR, not CAGR, whenever there are multiple cash flows. Mutual fund AMCs report XIRR for SIPs because it's the only correct metric.
  • Compute XIRR at least once a year for your full portfolio. Compare across funds, asset classes and your own historical XIRR to spot drift.
  • When evaluating a fund's SIP returns, look at the 5-year and 10-year XIRR, not just the lump-sum CAGR - they can differ by several percentage points.
  • If your XIRR is consistently below the category benchmark, the fund (or your timing) needs review. Stick with index funds if your active funds aren't beating their benchmarks.
FAQ

Fragen zu XIRR Calculator

What is XIRR?

Extended Internal Rate of Return - the annualised return on a series of cash flows occurring on irregular dates. It's the standard return metric for SIPs and any portfolio with multiple contributions and withdrawals.

How is XIRR different from CAGR?

CAGR assumes a single lump-sum at the start and a single sale at the end. XIRR handles any number of cash flows on any dates. For SIPs, only XIRR is correct; for buy-and-hold lump sums, both produce the same answer.

What is a good XIRR for a SIP?

Long-term equity SIPs (10+ years) typically show XIRR of 12-15% for diversified funds. Above 16% is excellent; below 9% suggests fund underperformance or unlucky timing, both worth investigating.

Can XIRR be negative?

Yes. If your portfolio is currently worth less than your invested amount, XIRR is negative. This is common during market downturns or for funds that have underperformed.

Does XIRR account for taxes?

Only if you input post-tax cash flows. The calculation is mechanical - it computes whatever rate makes the cash flows you provided net to zero. Use post-tax flows if you want post-tax XIRR.

Why does Excel's XIRR sometimes return errors?

XIRR uses iteration and can fail to converge for unusual cash flow patterns. Providing a sensible initial guess (the second argument in =XIRR()) usually fixes it. Our calculator handles convergence automatically.

Make confident money decisions

Indian financial products - home loans, fixed deposits, mutual funds, NPS, insurance - each carry their own quirks: monthly reducing balance vs flat-rate interest, quarterly vs monthly compounding, indexation on capital gains, the choice between the old and new tax regime. We design every finance calculator to use the formula that an Indian bank, AMC, or insurer would actually use, and to surface the assumptions in plain English so you can audit the result against your own statement.

Use this calculator alongside the EMI, SIP and inflation calculators to plan your money holistically. A standalone EMI number means little until you compare it with your in-hand salary, your existing debt-to-income ratio, and the impact of inflation on the real cost of the loan.
