Memahami Mortgage Payoff Calculator

A home loan is the largest single debt most Indians carry - typically ₹40 lakh to ₹2 crore over 15-30 years. Even small extra payments early in the tenure dramatically compress the total interest you'll pay and shorten the loan. Adding just ₹3,000 extra per month to a ₹50 lakh, 20-year home loan at 8.5% can cut roughly 4 years and ₹8-9 lakh of interest off the schedule. The numbers compound - every extra principal payment reduces the base on which next month's interest is computed, which means more of subsequent EMIs goes to principal, which means even faster payoff.

This calculator runs a month-by-month amortization simulation with your extra payment baked in. It shows the original timeline alongside the accelerated one, the total interest in each scenario, and the rupee savings. Use it to test different extra-payment amounts and find the sweet spot between accelerated payoff and maintaining liquidity for other goals.

Rumus

Cara kerja Mortgage Payoff Calculator

Every extra rupee paid this month is a rupee that does not earn interest next month. The calculator runs an amortization simulation - each month it deducts interest first, then applies the regular EMI plus the extra amount towards principal. Because the principal drops faster, future interest collapses and the loan ends earlier.

Formula

EMI_total = StandardEMI + Extra ; Each month: Principal_paid = EMI_total − Balance × r ; loop until Balance ≤ 0

  • ExtraAdditional monthly principal payment
  • rMonthly interest rate
  • BalanceCurrent outstanding principal
Matematikanya

Bagaimana Mortgage Payoff Calculator mendapatkan hasilnya

The simulation iterates month-by-month. For each month: compute interest as outstanding balance × monthly rate, allocate the standard EMI minus interest to principal, then apply the extra payment directly to principal. The new outstanding balance is the old balance minus the combined principal payments. The loop continues until the balance hits zero - and that month is your new payoff date. Subtracting total payments across both scenarios gives the interest saving.

Timing matters enormously. The same ₹5 lakh prepayment in year 2 of a 20-year home loan saves roughly ₹12-13 lakh in interest; in year 12 it saves only ₹3-4 lakh. The reason: a year-2 prepayment removes 18 years of compound interest exposure, while a year-12 prepayment only removes 8. As a rough rule, prepayments in the first third of the tenure are 3-4× more valuable than equal prepayments in the last third.

Two ways to apply prepayments: reduce tenure (keep EMI same, finish earlier) or reduce EMI (keep tenure, lower monthly outflow). Reducing tenure saves more absolute interest because the rate-reducing-on-balance benefit is compounded for more years. Reducing EMI is right only if cash flow is genuinely strained. Most Indian banks default to tenure reduction; confirm at the time of prepayment to avoid accidentally choosing the wrong option.

Contoh

Contoh soal

₹50 lakh loan, 8.5%, 20 years, ₹3,000/month extra

Standard EMI ₹43,391. New effective EMI ₹46,391. Standard payoff: 20 years, total interest ₹54,13,879. Accelerated payoff: ~16 years 4 months, total interest ~₹45,80,000. Savings: about 3.7 years and ₹8.3 lakh of interest, for an extra contribution of about ₹3,000/month - one of the highest risk-adjusted 'returns' available in personal finance.

₹75 lakh loan, 8.5%, 25 years, one-time ₹5 lakh prepayment in year 3

Outstanding at end of year 3 ≈ ₹71.4 lakh. After ₹5 lakh prepayment: ₹66.4 lakh. Keeping EMI constant, tenure drops by roughly 32 months. Total interest saved: approximately ₹13.5 lakh. The same ₹5 lakh prepayment in year 15 would save only ~₹4.5 lakh.

Kasus penggunaan

Kapan memakai Mortgage Payoff Calculator

  • Home-loan borrowers receiving an annual bonus deciding how much to deploy as prepayment vs invest vs spend.
  • Borrowers with rising income testing how an extra ₹2,000-5,000 monthly contribution would shorten their loan.
  • Anyone evaluating a refinancing offer - compare the savings from rate-drop refinance vs continued prepayment at current rate.
  • Borrowers near retirement using the calculator to ensure the home loan is cleared before retirement.
Perhatikan

Kesalahan dan jebakan umum

  • Confusing prepayment with EMI increase. Prepayments directly reduce principal; EMI increases get split between interest and principal at the bank's discretion.
  • Letting the prepayment go toward 'EMI reduction' when 'tenure reduction' would have saved more interest. Always specify at the time of payment.
  • Forgetting tax benefits. Section 24(b) interest deduction (up to ₹2 lakh/year for self-occupied) reduces the effective loan rate by your marginal tax - factor that in when comparing prepayment vs investment.
  • Over-prepaying and leaving emergency fund depleted. Always maintain 3-6 months of expenses regardless of how aggressively you prepay the loan.
  • Treating fixed-rate loans like floating. Fixed-rate home loans can have 2-4% foreclosure/prepayment penalty; confirm before paying.
Tips pro

Manfaatkan alat ini lebih jauh

  • Prepay early in the tenure. The same rupee saves 3-4× more interest in years 1-7 than in years 12-20.
  • Pair monthly extra payments (steady habit) with annual lump-sum prepayments (from bonus or windfall). Both compound favourably.
  • Always confirm prepayments go to tenure reduction unless cash flow demands EMI reduction.
  • Run the calculator before committing - sometimes investing the prepayment amount in an equity SIP beats the loan rate, especially after tax deductions.
  • Pair this with the amortization, EMI and refinance calculators on this site for full loan-decision analysis.
FAQ

Pertanyaan tentang Mortgage Payoff Calculator

Are home-loan prepayments penalised in India?

RBI rules prohibit prepayment penalties on floating-rate home loans for individual borrowers. Fixed-rate loans may have a 2-4% penalty. Always check your loan agreement.

Should I prepay or invest the extra money?

Compare the loan rate to your expected investment return after tax. If your loan is at 9% and you can earn 12% post-tax in equity, investing wins long-term. If returns are uncertain, prepayment gives a guaranteed risk-free return equal to the loan rate.

Reduce EMI or reduce tenure?

Reducing tenure saves more total interest. Reducing EMI improves monthly cash flow. Most banks let you choose - if cash flow allows, reduce tenure for maximum savings.

Does prepayment hurt my tax benefits?

You lose future Section 24(b) and 80C deductions on the prepaid principal/interest. For most borrowers the interest saved still outweighs the tax benefit lost, but run both scenarios for high-tax slabs.

Is partial prepayment better than one big lump sum?

A small monthly extra is easier to sustain and starts saving interest immediately. A one-time lump sum (say a yearly bonus) saves a large chunk at once. Both work - combining them is ideal.

How does prepayment compare to refinancing?

Prepayment cuts principal at your current rate. Refinancing replaces your loan with a lower rate but adds processing fees. If rate gap > 0.5% and balance > ₹25 lakh, refinance and continue prepaying.

Make confident money decisions

Indian financial products - home loans, fixed deposits, mutual funds, NPS, insurance - each carry their own quirks: monthly reducing balance vs flat-rate interest, quarterly vs monthly compounding, indexation on capital gains, the choice between the old and new tax regime. We design every finance calculator to use the formula that an Indian bank, AMC, or insurer would actually use, and to surface the assumptions in plain English so you can audit the result against your own statement.

Use this calculator alongside the EMI, SIP and inflation calculators to plan your money holistically. A standalone EMI number means little until you compare it with your in-hand salary, your existing debt-to-income ratio, and the impact of inflation on the real cost of the loan.
